Kentucky renters ‘make history’ with bargained lease. What that means going forward.

Kentucky’s burgeoning tenant union has won its first major battle — a collectively bargained lease for some of its members, the first of its kind in the southern U.S., according to the group.

The Kentucky Tenant Union, which began unionizing renters in several buildings across the state in 2025 against Texas-based OSPM, LLC, met with company owner Jason Ostro on March 9 to agree on a lease for the unionized buildings.

Ridgeway Park and Maple Grove, two apartment complexes in Brandenburg and Flemingsburg, have been fighting for improved conditions and union recognition from OSPM for almost a year. Residents have complained of mold, flooding, air conditioner outages and spider infestations. In July, a Jefferson County judge sided with the union after tenants complained of retaliation from apartment management. (...)

The agreement between the union and OSPM includes a 10-day grace period for rent payments, establishes a schedule for major repairs and formally recognizes the union, along with any future unions in buildings owned by Ostro.
